Step 1: Understand
We will schedule an in-depth, one-to-one meeting that allows us to
understand your requirements, tastes and preferences fully. If you reside
overseas you'll be sent a detailed questionnaire that will need to be completed
and returned. We will then follow this with an in-depth telephone meeting.
Step 2: Search
Casa Forma will consider all properties currently on the market which meet
your criteria. Our extensive network of contacts, which includes developers and
private vendors gives us access to off market properties. We will view all
available properties that match your requirements, and shortlist the very best
for you to view. For each shortlisted property, you will be presented with a
detailed, independent analysis of its features.
For a buy-to-let investment,
our detailed independent analysis will also include a cash flow forecast for
each property viewed.
Step 3: View
At your convenience, we will arrange property viewings of the shortlisted
properties. We will accompany you to every property viewing and offer you our
expert unbiased market opinion.
Step 4: Negotiate
There's a lot more to making an offer than simply negotiating the price of a
property. Our experience and knowledge of the market enables us to negotiate on
your behalf and optimize your offer.
Step 5: Follow Up
Once your offer has been accepted we can refer you to tried and trusted
network of solicitors, financial advisors, surveyors and other relevant
professionals. Please note that if a mortgage is required the process of
acquiring a loan should already be well in motion (we would also ask you to give
our name to the lending bank, thereby enabling us to all the relevant follow up
on your behalf). We will make sure that the process from exchange of offer
through completion runs smoothly. Our team will follow up through each step of
the buying process, making the whole experience as hassle free for you as
possible.
Step 6: Completion
Casa Forma manages all the stages of the transaction until completion. This
includes dealing with the solicitors, mortgage company and estate agent/vendor
involved, up to the exchange of contracts and through to completion.
For buy-to-let investments, we
can oversee the property until it is suitably let, negotiating tenancy terms on
your behalf. |
