1. Taking your brief and formal instruction
We begin by meeting you at your choice of location in London so we may discuss your requirements in detail.
We’ll enquire about the location, size and style of property, going over as many details as necessary until we arrive a clear brief for the home you’re looking for. We’ll take the opportunity to inform you about the current status of the market in your preferred locations and we will offer advice on ways to maximise the value from your budget. If you’re new to London we’ll be happy to help you choose an area that suits your way of life, travel needs and budget.
2. Our research into the market
After we’ve obtained our brief, you can relax while we research the market for suitable properties.
We will extend our search as far as is necessary to find a selection of properties that best fit your brief. We are in regular communication with agents, auction houses, developers and our own network of property market contacts. This breadth of coverage means our reach extends across advertised, off-market and, for some highly specific briefs, even unavailable properties where owners may be persuaded to sell.
To ensure that the shortlist we present is as close to your brief as possible we will conduct preview viewings, unless the risk of delay means that your prompt attendance is advisable. If we find a property that we think will hold especial appeal for you, even if it is not strictly within your brief, we will make you aware of its availability.
3. Review of properties and your selection
Once we have prepared a shortlist of suitable properties, we will present them for your review and then make arrangements for viewing those which you prefer.
Our aim is to make choosing a property as efficient and enjoyable as possible. We will do our best to arrange viewings at a convenient time and will always accompany you so that we can provide an objective view on the suitability of the property for your needs and its value for money. We understand how important it is that a property “feels right”, but we will be frank in explaining the pros and cons of the choices available. Many of our clients like to see examples of properties we have ruled out and we are always happy to share this information.
4. Negotiation of the purchase through to completion
We will take care of every aspect of the property purchase, negotiate the best deal on your behalf, and smooth to path to your moving date.
Throughout the purchase process we remain your single point of contact. We will negotiate hard to ensure we achieve the best possible price, arrange exclusivity periods, agree break clauses and deposits, and coordinate the transaction’s timetable.
